Blake gardner- Buyer's agent

My photo

Why work with me, or an agent at all:

In the age of fast information and  data-driven tools available at your fingertips, do you need an agent to find you a property on the MLS? Well, technically no! Matter of fact, we will probably both be alerted by Zillow or Redfin before we see an updated MLS. However, a true professional buyer's agents duties run far deeper than simple access to the MLS. My responsibility is to work for you to screen potential homes as we break-down and discuss the market data and disclosures for the property to be efficient with your time and remove any added stress or anxiety from the home search journey. This includes but not limited to reviewing sellers disclosures, history, defects, wetlands, easements, permit history, quality of construction, and location information just to mention a short list. Also, being active in the market,  sharing any off-market or coming soon homes actively working to get my clients first access. I will be relentless in helping you find the perfect home leaving no stone unturned, option, or creativity untapped. Once you find *the one*, you can rest assured that when it comes to making an offer you will have a professional by your side who can help remove any emotion, and guide you through a well-informed negotiation. I will be by your side every step of the way, no "transaction coordinator". From home inspection, finalizing purchase agreement, communicated with loan officer and closing attorney's I am with you and available 24/7.  Communication with my clients is paramount. This is all about positive outcomes!

The South Coast Lifestyle: Waterfront and Luxury homes

Not so much a secret anymore, the South Coast of Massachusetts has many hidden gems. Without having to cross one of the Cape Cod bridges, you will find beautiful and peaceful seaside villages amongst the coastline along Buzzards Bay. You will find neighborhoods and villages filled with historical significance, waterfront luxury, beaches, recreational opportunities, marinas, fresh seafood, access to Martha's Vineyard, Nantucket and some of New England's best boating! When it comes to finding your dream home  or a vacation home I understand the level of commitment and detail you deserve. Understanding your lifestyle and goals, I take unreasonable action to get them accomplished in a timely manner. Whether its a virtual walkaround of a home prior to scheduling  a live showing, gathering facts on the immediate neighborhood and abutters, fit and finish, understanding the comps, or negotiating furnishings we are equipped to perform at a high level. I look forward to learning about your lifestyle goals and communicating with your your team of Lawyers, Accountants , Business Managers and designers/architects.

How is a buyers agent compensated?

A buyer's agent is typically compensated through a commission paid by the seller or the seller's agent. This commission is typically a percentage of the sale price of the property and is negotiated between the seller and the seller's agent. The commission is then split between the seller's agent and the buyer's agent.

It's important to note that while the seller typically pays the commission, the cost of the commission is often factored into the sale price of the property. So, in a sense, the buyer is indirectly paying for the buyer's agent's services.

Whether or not you will get a better deal without a buyer's agent depends on a variety of factors, including your negotiating skills and knowledge of the real estate market. A good buyer's agent can help you navigate the buying process, find properties that meet your needs, and negotiate a fair price. They can also provide valuable advice and guidance throughout the transaction.

While it is possible to buy a property without a buyer's agent, it may be more difficult to find the right property and negotiate a fair price without the help of an experienced professional. Ultimately, the decision to work with a buyer's agent is up to you and depends on your individual needs and preferences.

5 Key areas that separate a professional buyers agent from the average:

  1. Market Knowledge: A good buyer's agent has a deep understanding of the local real estate market, including current market conditions, inventory, and pricing trends. They use this knowledge to help you find the best properties that fit your needs and budget.
  2. Communication Skills: A good buyer's agent communicates effectively and regularly with their clients. They listen carefully to your needs and concerns and provide timely updates and feedback throughout the buying process.
  3. Negotiation Skills: A good buyer's agent has strong negotiation skills and can help you get the best possible deal on the property you want. They know how to make strategic offers, counteroffers, and concessions to ensure that your interests are protected.
  4. Attention to Detail: A good buyer's agent pays close attention to the details of the transaction, including contract terms, inspections, and closing procedures. They help you navigate the complex process of buying a home and ensure that all necessary steps are taken to protect your interests.
  5. Professionalism: A good buyer's agent is professional in all aspects of their work. They are reliable, responsive, and respectful of your time and needs. They also have a strong network of contacts in the industry, including lenders, inspectors, and attorneys, to help you navigate the buying process more smoothly.

Overall, a good buyer's agent is knowledgeable, communicative, skilled at negotiation, detail-oriented, and professional. They are focused on helping you find the right property and ensuring that your interests are protected throughout the buying process.

Investor friendly Buyer's agent:

Investor-friendly buyer's agents understand the unique needs and goals of real estate investors. They have the knowledge and expertise to help you identify properties that will provide a good return on your investment, whether you're looking for a fix-and-flip project or a long-term rental property.

An investor-friendly buyer's agent will work closely with you to develop a strategy that aligns with your investment goals, budget, and timeline. They will analyze market trends, evaluate property values, and negotiate on your behalf to ensure that you get the best possible deal.

In addition, an investor-friendly buyer's agent will also help you navigate the complex world of real estate investing. They can connect you with other professionals such as contractors, property managers, and lenders to help you build a successful investment portfolio.

With the right investor-friendly buyer's agent by your side, you can confidently make informed decisions and maximize your investment opportunities.

Importance of knowledgeable buyer's agent for new construction:

If you're thinking about buying new construction, working with a buyer's agent can help you maximize your investment and minimize your risk. Here are just a few of the ways that a buyer's agent can create value when buying new construction:

  1. Expertise in the new construction market: A buyer's agent with experience in the new construction market can provide you with valuable insights and guidance on builders, neighborhoods, and other important factors that can impact your investment.
  2. Negotiation skills: A buyer's agent can negotiate with the builder on your behalf to ensure that you get the best possible price, terms, and incentives. They can also help you navigate the complex contract and closing process, and ensure that your interests are protected throughout.
  3. Connections with industry professionals: A buyer's agent can connect you with industry professionals such as inspectors, lenders, and attorneys who can help you make informed decisions and protect your investment.
  4. Attention to detail: A buyer's agent can help you navigate the many decisions involved in the new construction process, from selecting finishes to choosing upgrades. They can also help you understand the impact that these decisions can have on your investment and resale value.
  5. Access to off-market opportunities: A buyer's agent with a strong network and connections in the industry may have access to off-market opportunities that are not available to the general public.

When it comes to buying new construction, working with a buyer's agent can be a valuable investment that pays off in the long run. If you're ready to find your dream home, contact Blake Gardner today and discover how we create value when buying new construction.

'Blake was an amazing agent. He was very patient with me and my constant changing my mind on what I was looking for, where I wanted to live and with what kind of house I wanted.  He was very attentive to what I was looking for. He worked tirelessly to keep up with all my endless changes. I couldn’t have asked for better representation than the 150% Blake gave me. '
